What the Data Doesn't Tell You
Insider Intelligence
The numbers are easy to find. Here's what you only learn by actually spending time here.
Local Context
- The name tells the story. Huntington comes from English roots meaning "hunter's settlement." When the subdivision was developed in the 1970s, the name fit the vision: a neighborhood woven into the natural landscape, defined by trails rather than fences.
- The trail network is the real differentiator. Huntington was deliberately designed with an extensive system of internal trails connecting every park in the neighborhood. You can walk or bike from one end of Huntington to the other without touching a road. Almost no Naperville neighborhood can say that.
- No HOA — and that matters. No monthly dues, no approval committees, no restrictions on your landscaping choices. In a city where most neighborhoods carry HOA overhead, Huntington's freedom is genuinely rare for a 60540 address.
- The Huntington Pool is an institution. One of the oldest neighborhood pools in Naperville — and one of only two pools in the city that are grandfathered to allow alcohol consumption in the picnic area. Summer here has a social energy that HOA-pool neighborhoods simply can't replicate.
- Two home types, one neighborhood. Single-family detached homes and townhomes coexist throughout Huntington, which creates a wider range of price points and buyer profiles than most comparable Naperville neighborhoods.
- The equity story is real. Homes that traded at a fraction of today's values a decade ago are now commanding mid $500s–$800s for single-family. That's the Naperville effect in a no-HOA neighborhood — and long-time owners are sitting on significant equity.
- DuPage County taxes. Not Will County. That distinction matters when you're comparing options a few miles to the south.

- I-88 — 7 minutes. West to the tech and office corridor, east toward the city.

- O'Hare Airport — 35–40 minutes via I-88 east to I-294 north.

The Vibe
Huntington feels like a neighborhood that was designed the way neighborhoods should be — smiles instead of fences, parks instead of amenity centers, and a community pool that's been the social heart of summers here for decades. No HOA means your neighbors chose this place because they wanted to live here, not because of what was restricted or required. It's a neighborhood with a genuine sense of freedom to it — and the kind of community that builds itself organically over fifty years of shared trails, shared summers, and shared history.

Your Equity Is the Strategy
If you've owned in Huntington for a decade or more, you already know what this neighborhood gave you. Summers at the pool. Kids who learned to ride bikes on those quiet street and grew up treating the whole neighborhood as their backyard. Neighbors who became friends without a HOA newsletter forcing it. That's not nothing — and any honest conversation about what comes next has to start by honoring that.
But here's what's also true: Huntington homes have appreciated dramatically over the past decade. The Naperville effect is real, and the equity you've built in a no-HOA 60540 address is yours to use — on your terms, in whatever direction makes sense for the next chapter.
The conversation doesn't start with where you're going. It starts with knowing exactly what this home is worth today. That number changes everything.
